Promenade at Litchfield Breaking Ground in Fall

Thursday, August 2, 2012, Pawleys Island – Five years after launching plans for a 60,000 square-foot open-air “lifestyle center,” The Promenade at Litchfield will break ground this fall for a development including several restaurants.


In 2007 Hill Partners, Inc., in Charlotte, N.C., announced its plans to build The Promenade at Litchfield, but economic conditions and a soft real estate market prevented work moving forward. But now plans are being fully implemented, and the estimated grand opening will be in the first quarter of 2013.


The $15 million development will be located next to Litchfield Golf & Country Club and across U.S. 17 from Litchfield by the Sea. It will contain a mix of tenants.


Restaurants moving into The Promenade will have room for outdoor seating, and Hill Partners retail leasing associate, Alyson Douglas-Hilal, says the company is “flexible on size” for restaurateurs wishing to lease space.


Hill Partners is in negotiations with several prospective tenants.


Douglas-Hilal said in an e-mail on Aug. 1 the company is finalizing a lease with a national frozen yogurt chain, in negotiations with a wood-fired pizza concept, a national clothing retailer, a seafood concept and many other apparel retailers. They are in talks with a national coffee house, a national casual dining concept, a couple [of] high-end breakfast concepts, local retailers about relocating within the market and more.


Douglas-Hilal went on to say the property along U.S. 17 has high visibility, and the Pawleys Island area is desirable for business owners considering growth potential and a quality education system.
